The Complete Vacation Rental Cleaning

The key to a consistently clean vacation rental is establishing a pristine baseline and maintaining it with Complete Cleans every time. When beginning service on a new property, we typically recommend starting with a Deep Clean, followed by quarterly or semi-annual Deep Cleans.

The Complete Clean

Kitchen
In the kitchen, the cabinet exteriors, exhaust hood, and countertops are all cleaned. Refrigerator, kitchen range, and microwave will be cleaned inside and out. Afterwards the stainless-steel appliances, sink & faucets are polished. All non-window glass is wiped.
Bedrooms & Living Areas
In each of the bedrooms and common rooms, we will wipe all flat top surfaces, furniture and decorative items. Each bed will be made with the linens you make available. All mirrors and non-window glass are polished.
Bathrooms
In each bathroom we will thoroughly scrub, sanitize and wipe all toilets, sinks, tubs, shower stalls, countertops, mirrors and all non-window glass.
Laundry
All soiled towels, bathmats, bed sheets, and blankets will be washed, dried and put out/folded and stored.
Floors, Furniture & Closets
All soiled towels, bathmats, bed sheets, and blankets will be washed, dried and put out/folded and stored.
Walls, Baseboards, Doors, Door Frames, and Window Frames

Additional cleaning time will be spent on dusting and cleaning walls, baseboards, doors, door frames, and window frames.

Fans, Vents & Light Fixtures
Additional cleaning time will be spent dusting and cleaning ceiling fans, exhaust vents, and light fixtures.
Lanai & Lanai Doors
The lanai will be mopped; patio furniture will be dusted and glass sliding doors will be touched up.

The key to same-day turns is controlling variables. In our experience the biggest variables that effect preparing a vacation rental for a new guest on the same day that the previous guest checked out are:
NO LATE CHECKOUTS

Don’t approve any late check-out requests unless there is no guest checking in that day.

NO EARLY CHECK-INS

Don’t approve any early check-ins unless the cleaning was completed on a prior day.

NO SAND PLEASE

Of course, your guests will bring sand into the rental, but the more you remind, encourage, and insist that guests clean off their persons, shoes, beach gear, etc – the less wear and tear there will be on your property and the more predictable your turn and property cleanliness will be.

NO ON-SITE LAUNDRY

With our comprehensive Vacation Rental Linen Program, we remove laundry as a variable of your unit’s success.

NO ACCESS THANKS

Owner’s closets and/or storage bins are a very important tool. Guests will use everything they have access to. Limiting their access to the linen, towels, and supplies intended for them will help ensure a more seamless operation.

PRICING

New accounts will pay a one-time sign-up fee, pricing is based on the number of beds and bathrooms. Afterwards, all linen costs will be included in our flat-rate Linen Program fee.

CANCELLATION

In the event that you cancel our services, you would be provided with 1 full set of linens.

Existing Linens & Exclusions

Most vacation rentals who sign up for our service, already have some existing linens. If your linens meet our Linen Program requirements, we can purchase them from you in the form of a credit towards your sign-up fee. For linens that don’t meet our requirements, they will need to either be stored appropriately or removed from the unit. Mattress and pillow protectors are required but are the responsibility of the owners.

In the kitchen, the cabinet exteriors, exhaust hood, and countertops are all cleaned. Refrigerator, kitchen range, and microwave will be cleaned inside and out. Afterwards the stainless-steel appliances, sink & faucets are polished. All non-window glass is wiped.

BEDROOMS & LIVING AREAS

In each of the bedrooms and common rooms, we will wipe all flat top surfaces, furniture and decorative items. Each bed will be made using fresh linens provided by us. All mirrors and non-window glass are polished.

BATHROOMS

In each bathroom we will thoroughly scrub, sanitize and wipe all toilets, sinks, tubs, shower stalls, countertops, mirrors and all non-window glass.

LINEN

All soiled linens will be removed and replaced with a full set of fresh linens.

FLOORS, FURNITURE & CLOSETS

Carpeted floors and upholstered furniture are vacuumed, and tile and hardwood floors are mopped.

WALLS, BASEBOARDS, DOORS, DOOR & WINDOW FRAMES

Additional cleaning time will be spent on dusting and spot cleaning walls, baseboards, doors, door frames, and window frames.

FANS, VENTS & LIGHT FIXTURES

Additional cleaning time will be spent dusting and cleaning ceiling fans, exhaust vents, and light fixtures.

LANAI & LANAI DOORS

The lanai will be mopped; patio furniture will be dusted and glass sliding doors will be touched up.

Note: The provided supplies are intended as a starter kit to facilitate a smooth guest arrival experience. The guest is responsible to secure any other supplies needed for their trip. It is important for this to be clearly messaged before the guest arrival to avoid any false expectations.

At the end of each cleaning, our supervisor team will send out a Completed Cleaning Email to let you know the unit was fully cleaned and is ready for the next guest. In the email we will include photos from the completed cleaning and notes with any comments or concerns, such as damages from the prior guest.

In order to establish a pristine foundation and to familiarize ourselves with the unit, we typically require new accounts to receive a Deep Cleaning upon sign up. We then require a minimum of bi-annual Deep Cleanings with the option to do them more frequently if preferred.

CLEANING TIME & SCRUBBING

Simply put, we clean for a longer time than with a typical turnover cleaning. Some of that time will be spent scrubbing soiled areas such as bathroom tiles, kitchen cabinets, etc.

BASEBOARDS, WALLS, ETC

We will spend time SPOT CLEANING baseboards, door frames, doors, window frames, trim molding, and walls.

HARD TO REACH PLACES

Time will be spent on places that are harder to reach, like the top of the refrigerator, under the bed and furniture, inside of closets, etc.

FURNITURE, ELECTRONICS & ART

Time will be spent dusting, vacuuming, and spot cleaning the unit’s furniture, electronics, wall art and decorations.

FANS, LIGHTS & VENTS

Time will be spent dusting and cleaning the unit’s fans, light fixtures, and vent screens.

WINDOWS & SLIDING DOORS

Time will be spent cleaning all accessible window glass and sliding glass doors. Window and door tracks with be vacuumed and cleaned.

ORGANIZATION & INVENTORY

Time will be spent tidying the unit’s drawers and cabinets and inventorying the unit’s items.
